We handle four types of property settlement. Each one follows the same disciplined process: review the contract, coordinate with all parties, manage deadlines, and complete settlement. If your matter falls outside these categories, we will tell you honestly and point you toward the right professional.
Residential Property Settlements
This is our core service. We act for buyers and sellers of houses, units, townhouses, and apartments across Perth and regional WA.
When you appoint us, we:
- Review your contract of sale and advise on terms, conditions, and risks
- Conduct title searches and verify ownership details
- Prepare or review the Transfer of Land document
- Liaise with your bank, the other party's bank, and both real estate agents
- Calculate settlement figures, including rates, taxes, and adjustments
- Coordinate settlement through PEXA or, in rare cases, attend a paper settlement
- Notify you immediately once settlement is complete and funds have cleared
Most residential settlements are completed electronically via PEXA, which means no paper documents, no physical cheque exchanges, and faster registration of the title transfer.
Fee: From 80 incl. GST for a standard single-title sale or purchase.

Land settlements involve extra checks that do not apply to built properties. We verify the title status (titled or untitled), review developer conditions, and confirm that all planning and building requirements have been met before settlement proceeds.
This service covers:
- Titled land purchases where no dwelling exists
- Untitled land acquisitions with deferred settlement terms
- Subdivision settlements where new titles are being created
- Strata survey-strata land transactions
Vacant land contracts often include special conditions about boundaries, easements, and developer covenants. We flag these early so there are no surprises at settlement.
Fee: From 70 incl. GST for standard titled land. Untitled and subdivision matters are quoted individually.

Commercial property transactions are more complex than residential ones. Leases, tenant rights, GST treatment, and due diligence all require careful handling.
We act for buyers and sellers of:
- Retail shops and shopping centre tenancies
- Office suites and commercial buildings
- Industrial warehouses and factory units
- Mixed-use developments
Our process includes:
- Review of lease terms, tenant obligations, and rent rolls
- GST advice and contractual treatment
- Coordination with commercial lenders and solicitors
- Adjustment of outgoings, rates, and body corporate contributions
- Liaison with property managers and tenant representatives

We are licensed settlement agents, not lawyers. We do not provide legal advice on contract disputes, building defects, or family law property proceedings. If your matter requires legal representation, we will recommend a solicitor and coordinate with them on the settlement components we can manage.
We also do not handle:
- Off-the-plan purchases outside WA
- International property transactions
- Mortgage broking or finance applications
